Dade County Receives Federal Opportunity Zone Designation, Opening Door to New Investment and Economic Growth
FOR IMMEDIATE RELEASE
November 5, 2026
TRENTON, GA — Dade County has been selected for a new Federal Opportunity Zone designation, marking an important milestone in the county’s ongoing efforts to attract private investment, create jobs, encourage business development and strengthen the local economy.
The designation is part of the federal Opportunity Zones 2.0 program, which provides potential federal tax incentives for qualifying private investments in designated communities. The new designations take effect January 1, 2027.
“Dade County’s selection follows efforts by the Dade County Industrial Development Authority to position the county for additional economic development opportunities and long-term investment,” said Don Townsend, County Executive of Dade County, Georgia.
The designated area includes Census Tract 401.03 in Dade County, providing a new economic development tool that can help attract investors, businesses and developers interested in projects that support local growth.
A New Opportunity for Dade County
Mr. Evan Stone, Executive Director of the Dade County Industrial Development Authority, stated, “The Federal Opportunity Zone program is designed to encourage private capital investment in qualifying communities by providing certain federal capital gains tax benefits to eligible investors.”
For Dade County, the designation creates opportunities to pursue investment in several important areas:
- Industrial and Manufacturing Development: Attracting new businesses, supporting industrial expansion and creating employment opportunities.
- Housing Development: Encouraging investment in housing projects that could help address local housing needs.
- Small Business Growth: Supporting entrepreneurs and businesses seeking to establish or expand operations.
- Commercial Development: Encouraging private investment in qualifying commercial properties and business facilities.
- Long-Term Economic Growth: Increasing the county’s competitiveness for projects that generate jobs, investment and additional economic activity.
Building on Dade County’s Economic Development Strategy
Townsend said, “The designation comes as Dade County continues working to expand its industrial base, improve infrastructure and position itself as a competitive location for new business investment in the Chattanooga metropolitan region.”
Located at the intersection of the Northwest Georgia, Northeast Alabama and Southeast Tennessee markets, Dade County offers convenient access to Interstate 59, Interstate 24 and major transportation corridors serving the southeastern United States.
The Dade County Industrial Development Authority has been actively marketing available industrial properties, supporting existing employers and working with state and regional partners to identify opportunities for business expansion.
The new Opportunity Zone designation provides another potential advantage when marketing qualifying properties to developers and investors.
Addressing Long-Term Community Needs
Economic development officials also recognize the importance of encouraging housing investment and expanding the local workforce.
Dade County has experienced significant challenges in recent years, including housing losses from severe weather and changing school enrollment trends.
“Attracting new investment, expanding housing opportunities and creating additional employment can play an important role in supporting the county’s long-term population and economic stability,” said Townsend.
The Opportunity Zone designation provides an additional mechanism for encouraging private-sector investment that could help address these challenges.
Looking Ahead to 2027
The new federal designations become effective January 1, 2027, and are part of a long-term national program intended to encourage investment in qualifying communities.
“The Dade County Industrial Development Authority will work with property owners, investors, developers, businesses and economic development partners to identify potential projects within the designated area,” said Mr. Stone.
While the designation does not guarantee investment or provide automatic funding for projects, it establishes a federal tax-incentive opportunity that could make qualifying developments more attractive to private investors.
